Initial Meeting - (no charge)
- Discuss your needs and desires to generate general paramenters for your home.
- Discuss your conceptual budget.
- Determine preliminary project viability.
Stage 2
Preliminary Design - Service Agreement
- Preliminary design meeting with architect.
- Determine design criteria: size of house, number of stories, number of rooms, style, finishes, etc.
- Set initial budget expectations.
- Deliver 1/8th scale sketch of 1st floor, 2nd floor and front elevation - two to three weeks for initial design.
- Review and refine sketches.
- Prepare preliminary estimates - one week to complete.
- Meet as required until preliminary design and estimates are consistent with client's desires.
Stage 3
1/4th Scale Drawing - Service Agreement - 50% of architectural fees plus retainer
- Clients authorize the design of the home.
- Deliver 1/4 scale CAD drawings of 1st floor, 2nd floor and all elevations.
- Review and make necessary revisions. 6 to 8 weeks for completion of drawings.
- Review and update preliminary estimates.
- Meet as required until preliminary designs and estimates are consistent with client's desires.
Stage 4
Fully Engineered Construction Drawings - Service Agreement 30% of architectural fees plus $4,500 for soil samples and engineering fees.
- Clients authorize fully engineered construction drawings to include 1st floor, 2nd floor, all elevations, lighting and electrical plans, plumbing, mechanical, interior cross sections, foundation design and site plan. 4 weeks for completion of drawings.
- Order soil samples.
- Obtain engineering - 2 weeks to complete.
- Review and make necessary revisions.
- Review and update estimates.
- Prepare preliminary specifications.
- Meet as required until design and estimate are consistent with client's desires.
Stage 5
Final Drawings and Estimates - Service Agreement - Remainder of architectural fees
- Clients give final approval for plans.
- Prepare final specifications.
- Print bid sets of plans.
- Gather all supporting trade and supplier pricing.
- Client to finalize pre-construction selections.
- Pre-construction meeting with Project Manager.
- Prepare final contract numbers.
- Two to three weeks for completion.
Stage 6
Final Drawings and Estimates
- Present final plans, specifications and budget.
- Sign every page of final plans, specifications and budget.
- Sign contract.
- Provide homeowners manual.
- Submit construction documents to lender.
- Lenders typically take 2 to 4 weeks to complete and approve construction loan package.
Stage 7
Construction of Your Home
- Permit issued following comprehensive local plan check.
- Ongoing Progress Reports that include digital photos and applicable scheduling updates.
- Meetings with client as needed to resolve any unforseen challenges that may arise.
- Personal tours of construction-in-progress at predetermined timeframes per schedule.
Stage 8
Presentation of Your New Dream Home
- Pre-closing walk through of your new home to demonstrate and familiarize you with your new home.
- Final walk through prior to recording escrow.
- Discussion and review of key items of note in the Warranty and Maintenance Manual.
